Extensive Marketing Some agents make vague promises that they'll work hard to market your home. I provide you a detailed, printed marketing plan that shows you exactly how your home will be marketed. You'll benefit from extensive print media and internet advertising, in addition to the Multiple Listing Service. More exposure often means a quicker sale and a higher price, which is exactly our goal. When you list with me, you can expect the following: (1) AN EFFECTIVE M.L.S LISTING ... Agents use their buyers' criteria to narrow down the home search, and if your MLS data is incomplete it's possible your home won't show up in important searches. Unfortunately, this is not at all uncommon, and the majority of listings have not had the data entered as diligently as it should have been. When you list your home with me, you can have the confidence in knowing that all data is accurate and complete, and that the MLS property description properly conveys the appeal and features of your home. Most agents can offer you the MLS, but there's still a difference in what you get from one agent to the next. I'll make sure your MLS listing is done right for maximum effectiveness. (2) PROFESSIONAL QUALITY PHOTOGRAPHY ... When you list with me, the MLS and all marketing materials will have the benefit of professional quality 5+ megapixel digital photography. High-quality photos in the MLS present your home properly, and help to attract more interest and more showings. Flyers, advertisements, and your home's personal webpage will also benefit from great photography. (3) ENHANCED LISTING ON REALTOR.COM ... Your home will have the advantage of an Enhanced Listing on Realtor.com, the most important website for out-of-town buyers who are locating to the Houston area. An Enhanced Listing will give you preferential placement, attention-grabbing graphics and scrolling text, direct contact information, and the ability to show up to six photographs instead of the normal limitation of one. Realtor.com licenses its data to hundreds of other websites around the country, meaning that your listing will often have enhanced features on those websites as well. Only a very small percentage of all listings offered on Realtor.com have the advantage of being an Enhanced Listing. (4) 24/7 EXPOSURE ON HUNDREDS OF WEBSITES ... Your home's listing will feature IDX technology, allowing exposure on numerous websites, including the Wall Steet Journal Online, Yahoo! Real Estate, MSN, America Online, Homes.com, Netscape, CompuServe, Excite, Move.com, RealEstate.com, Houston Chronicle Online, and many others. I also upload data and photos to non-IDX websites, such as Craigslist and Backpage, on a regular basis. (5) A YARD SIGN WITH DIRECT CONTACT INFO ... Realty Associates signs have the listing agent's direct contact number rather than the company's office phone number. When a prospective buyer calls about your house, they'll reach me on my mobile phone, somebody who has actually seen your house and knows all the beneficial selling points. At other brokerages, a buyer often reaches a receptionist who is not allowed to even mention square footage without a real estate license, or an agent on "floor time" who has never even seen your house. Sign calls often occur in the evening, after most brokerages close. Having my direct number on the sign also creates a better chance that I find the buyer and act as an intermediary in the transaction. Our listing agreement allows that you pay a lower brokerage fee in that event. (6) CENTRALIZED SHOWING SERVICE ... When you list your home with me, appointments to show your home will be scheduled through Centralized Showing Service. This allows agents reliable access to always be able to dial in and confirm the appointment and showing instructions, meaning no busy signals or missed calls. The ease of scheduling appointments through CSS makes those listings more attractive for cooperating agents to show. Once your home has been shown, the showing agent will receive an automated email requesting feedback. You'll receive a password which allows you to access the Centralized Showing Service website, and view all feedback which agents have left. You'll also be able to view showing logs and keep track of who has shown your house and when it's been shown. (7) FULL-COLOR, GLOSSY FLYERS ... Full-color, glossy flyers will be printed, and will be available at your home during showings and for other marketing activities. (8) EMAIL FLYER CAMPAIGN ... Your home will have the benefit of a massive email campaign which sends more than 10,000 emails to Houston area real estate agents. The email will be in the form of a full-color electronic flyer, showing photographs and listing the benefits and features of your home. This email campaign can be beneficial in making other agents aware of your home, who haven't actually found your home through their MLS searches. (9) ZONE MARKETING ... It's not uncommon for residents of a certain subdivision to know friends, co-workers, or relatives who would like to move into the same neighborhood. Your home will have the benefit of a zone marketing campaign which targets the area, and helps to make the neighbors aware of what your house has to offer. Other homes in the area will receive a flyer in their mail or at their doorstep shortly after your home comes on the market, which helps to promote word-of-mouth advertising. (10) GUARANTEED MONTHLY PRINT ADVERTISING ... Your home will benefit from guaranteed monthly print advertising when you list with me. I advertise regularly in several local publications, including the Greensheet, the Bay Area Citizen, the Pasadena Citizen, the Pearland Journal, the Friendswood Journal, the Houston Press, and other effective print publications. (11) DEDICATED WEBSITE FOR YOUR HOME ... Your home will have its own dedicated web address, which can be used for marketing details and photos beyond what the MLS allows. The web address can be advertised on flyers and other marketing materials, allowing buyers the opportunity to request a detailed property info packet by email. The property packet includes a color flyer, the MLS data sheet, photos and descriptions, financing examples, map & satellite views, subdivision demographics, and detailed school statistics. The website also allows for a convenient source to refer prospective buyers who call from the yard sign, after their contact information has already been acquired. (12) CONVENIENT MARKETING UPDATES VIA YOUR OWN WEBSITE ... When you list your house with me, you'll always have instant access to every detail about the marketing and sale of your home. You'll be provided with a website which keeps you informed of all marketing efforts, the competition of other homes for sale in your area, showing reports and feedback, and other useful information. You'll have quick access to scanned copies of all offers, and once your home has sold and is in escrow, you'll have a convenient timeline of the closing expectations and be able to check the progress of the sale at a glance. You'll find very few of my competiors offering anything remotely similar to this handy tool, and you'll love the ability to always know exactly what state of the home selling process we're in, and what we've accomplished. |
